From feasibility walk to weatherproof tie-in.
Most extensions in the Klang Valley start with a question: can I push the rear of the house out by another 3 metres? Sometimes the answer is yes; sometimes the soil and setback rules say no. We do the homework before we send a quote.
Included in scope
- Feasibility site visit and council pre-check
- Architectural drawings via partner PAM Architect
- Structural drawings and PE-endorsed engineering submission
- Council submission to DBKL / MBPJ / MBSJ as appropriate
- BOMBA submission where required
- Foundation, footings and slab works
- Frame, walls, roof and weatherproof tie-in to the existing structure
- Full M&E reticulation into the new space
- Internal finishes — plaster, paint, flooring and ceiling
- Glass folding doors, windows and external rendering
Typical investment
A simple rear extension of 25–35 sqm in a terrace house typically lands between RM 95,000 and RM 175,000, fully finished. Larger double-storey side extensions or roof additions can reach RM 280,000+. Drawings and council fees are itemised separately.
How long it takes
Drawings and submissions: 6–12 weeks depending on the council. On-site build for a single-storey rear extension: 10–14 weeks. We'll only break ground once the council approval is in hand — never sooner.
